Description
We have not uploaded the “NOC from Airport Authority of India” and “Environment Clearance Certificate” as the same are not applicable on our Project, because our Project is having distance more than 25 Kms. from the Airport and our Project area is 6890.89 Sq. As of now “NOC for Fire” and “Drawings for Common Areas” are not available with us, whenever we get the said NOC and Drawings, we shall upload the same at the time of Quarterly Updation. Also in the light of Circular No. P.10(7)UDD/3/2009 Part-III dated 22.06.2017 and Circular No. P.18(25)/UDD/General/2014 dated 27.06.2017 of Urban Development Department, Government of Rajasthan respectively, the Developers are allowed to apply for the Environment Clearance Certificate and Fire NOC and obtain the same at the time of application for Completion Certificate for the Project from the concerned authorities. As per Circular No. P.18(36)UDD/NHP/2014/Part dated 31.05.2017 of Urban Development and Housing Department, Government of Rajasthan, the layout plan of the Project has been passed by the Maple Architects (Ar. Build cost is what the builder declared it costs to build — land plus construction, at registration. It gives a sense of how big a builder this is — not a price you pay, not build quality, and not whether they finish on time.

Counts are how many of this builder’s projects on Horizon’s record were approved by each body — a footprint, not a ranking of the authorities.
Every project Horizon has read from this builder, oldest first on the timeline. Dates are the project’s start (where filed) and target-completion dates on the RERA filing; delivery isn’t reported here.

Price analysisdeclared build cost — not a sale price
₹21.91 Cr declared. What that works out to:
10%of the cost is land
This is what the builder filed it costs to build — land plus construction, at registration — not a sale price. The gap to an asking price is their margin, taxes and anything the filing doesn’t carry.

Government Guidance Rate
Rajasthan registration department
In Rajasthan it’s called the DLC rate.
No government guidance rate is shown for this project.
Rajasthan's schedule is in Horizon's record, but this project's filed location couldn't be matched to one place with certainty — so no figure is shown rather than a guess.
That is a statement about what Horizon can place — not a sign that no rate exists, and not a signal about the project.

Planning authority
RAJ-RERA · Approved building plan
Building Permitapproved 7 Nov 2017 · 8 yrs ago
The promised possession date (23 Apr 2020) has passed. This record can’t confirm whether the project was completed — that sign-off is the occupancy certificate, below.
The occupancy certificate — the proof that isn’t here
An approved plan is the government’s approval to build. It is not proof the project was built to that plan. That sign-off is the Occupancy Certificate (OC) — issued by the planning authority, the same body that approved the plan, not by RERA— and it isn’t in this record. Ask the builder for it, or check with the authority. Without an OC, banks may decline home loans, and any deviation from the approved plan carries penalty or demolition risk.

Complaints & litigation
RAJ-RERA · public record
Complaints register
Not published. RAJ-RERA doesn’t publish a complaints register in the record Horizon reads.
So there is nothing to count here — which is not the same as nothing having been filed.
What the builder declared
Declared to RAJ-RERA
Litigation
None declared in this filing
Only what the builder declared, or what RAJ-RERA records itself, can appear here — a case filed elsewhere and never declared would not.
Not a verdict. A complaint can be dismissed and a case can be won; an order can be appealed.
Not a clean bill. An empty record means nothing was filed with RAJ-RERA, or that this register doesn’t publish it — never that nothing happened.
