Completion deadline extended
1 extension on record — latest to 28 Sep 2022declared reason: force majeure
Description
1.The total area of the project is 35290.21 Sq Mtrs and phase area of the Project for Residential scheme on khasra no.-302,304,214,215,216,217,218,225, THADA ROAD, BHIWADI should be read as 8835.38 Sq Mtrs (Area marked with Orange boundary Project Area1 for RERA (4579.38) + Project Area2 for RERA (4256.00)) however 35290.21 sq Mtrs was filled by mistake in phase area which should be ignored. As the phase area is not in position to be changed due to technical concern therefore phase area should be read as 8835.38 Sq Mtrs. 2. The Total Project fees we have submitted to RERA is 352902.00 and we have applied for registration of our project, however application approval got delayed and now fees with penalty would be 8835.38 x Rs.10+ 8835.38 x Rs.10 x 4 times = 441769.00 We have already paid RS 352902.00. Difference of Rs 88,867 has been transferred to RERA Authority having UTR No. N119190229112811 on 29-Apr-2019. 3. Build cost is what the promoter declared it costs to build — land plus construction, at registration. It gives a sense of how big a builder this is — not a price you pay, not build quality, and not whether they finish on time.

Every project Horizon has read from this promoter, oldest first on the timeline. Dates are the project’s start (where filed) and target-completion dates on the RERA filing; delivery isn’t reported here.

Price analysisdeclared build cost — not a sale price

₹30.30 Cr declared. What that works out to:

8%of the cost is land

This is what the promoter filed it costs to build — land plus construction, at registration — not a sale price. The gap to an asking price is their margin, taxes and anything the filing doesn’t carry.

Planning authority

RAJ-RERA · Approved building plan
Building Permitapproved 10 May 2019 · 7 yrs ago

The promised possession date (28 Sep 2021) has passed. This record can’t confirm whether the project was completed — that sign-off is the occupancy certificate, below.

The occupancy certificate — the proof that isn’t here

A sanctioned plan is the government’s approval to build. It is not proof the project was built to that plan. That sign-off is the Occupancy Certificate (OC) — issued by the planning authority, the same body that approved the plan, not by RERA— and it isn’t in this record. Ask the builder for it, or check with the authority. Without an OC, banks may decline home loans, and any deviation from the sanctioned plan carries penalty or demolition risk.

What this record cannot tell you

  • Build quality — no filing records how well it was actually built.
  • Private disputes — only complaints escalated to the authority appear here.
  • What it will be worth — the record is the past; it does not price the future.
  • Construction progress — RAJ-RERA does not publish quarterly progress reports. How far along it actually is cannot be read here.
  • Complaints — RAJ-RERA does not publish a complaints register. This read cannot speak to them either way.
