(1) The plotting development project named as “KANHA ENCLAVE – II” is lying & situated at Khasra No. 2050, 2051 and 2052, Village – Siroli, Tehsil – Sanganer, District – Jaipur, State – Rajasthan with a total land admeasuring 7,500 Sq. Mtrs. (0.7500 Hectare) (hereinafter referred to as the “Project Land”) and the said project land converted from agriculture use to non-agriculture purpose under the provisions of Section 90A of the Rajasthan Land Revenue Act, 1956 from Jaipur Development Authority, Jaipur vide it’s conversion Order dated 01st March, 2021 with serial no. LU2012/JDA/2020-21101008. (2) Subsequently, the layout plan of the said land got approved for the purposes of plotted development from the JDA vide its letter bearing serial no. JDA/Zone-9/2020/D-112 dated 06th October, 2021 as per the approved layout plans enclosed with RERA profile and further for obtaining the RERA registration of the said land from the respective authority. (3)12.5% of the total saleable plots are mortgaged with Jaipur Development Authority, Jaipur against the internal development work of the project and those plots are Plot No. 7, 8, 43 and 44 (admeasuring 606.54 Sq. Mtrs.) (4) The Bank Account for compliance of the RERA Act, 2016 (i.e. Account No. 7749000100026770 with Punjab National Bank, Siroli, Teh. - Sanagner, Jaipur) is opened in the joint name of all the landowners and shall be operated jointly by all of them. Further in online summary sheet and affidavit for bank account use, we have mentioned “Mr. Sugan Lal Meena” as the bank account holder because Mr. Sugan Lal Meena is the main account holder and remaining landowners are the joint account holders. We have also uploaded the bank passbook under the tab – ‘Other approvals’ which concludes that all the landowners of the project are the joint holders of the RERA Bank Account.
