Completion deadline extended
4 extensions on record — latest to 31 Jul 2022declared reason: force majeure
Description
1. Our total area of project is 1734.72 sq.mt. we have wrongly calculate the phase area as 834.70 sq.mt, due to some confusion. After getting the clarification with RERA authorities, we get the phase area is equal to project area 1734.72 sq.mt. So we have deposited the remaining registration fees as recalculated on an area 1734.72 sq.mt by DD number 024693 of HDFC Bank on dated 14.09.2017 of amount 65866/- Rs. and the copy of the same has been submitted at RERA office. so please update our phase area as 1734.72 sq.mt. 2. As per Applicant request application w.r.t. Extension of Estimated Finished date and further to the approval of Hon'ble Chairman on 06-01-2020, the estimated finished date has been changed from 31-07-2019 to 20-04-2020.Therefore revised estimated finished date should be now read as 20-04-2020. Estimated finished date updated on 07-01-2020. 3. Price analysisdeclared build cost — not a sale price

₹19.85 Cr declared. What that works out to:

14%of the cost is land

This is what the promoter filed it costs to build — land plus construction, at registration — not a sale price. The gap to an asking price is their margin, taxes and anything the filing doesn’t carry.

Planning authority

RAJ-RERA · Approved building plan
Building Permitapproved 17 Oct 2017 · 8 yrs ago

The promised possession date (20 Apr 2020) has passed. This record can’t confirm whether the project was completed — that sign-off is the occupancy certificate, below.

The occupancy certificate — the proof that isn’t here

A sanctioned plan is the government’s approval to build. It is not proof the project was built to that plan. That sign-off is the Occupancy Certificate (OC) — issued by the planning authority, the same body that approved the plan, not by RERA— and it isn’t in this record. Ask the builder for it, or check with the authority. Without an OC, banks may decline home loans, and any deviation from the sanctioned plan carries penalty or demolition risk.

What this record cannot tell you

  • Build quality — no filing records how well it was actually built.
  • Private disputes — only complaints escalated to the authority appear here.
  • What it will be worth — the record is the past; it does not price the future.
  • Construction progress — RAJ-RERA does not publish quarterly progress reports. How far along it actually is cannot be read here.
  • Complaints — RAJ-RERA does not publish a complaints register. This read cannot speak to them either way.
