RAJ-RERA · Registration filing- Plots
- 34 plots
- Land area
- 8,000 sq m
- Description
- • In accordance with Township Policy 2010, Residential Plot Numbers 1 and 2, encompassing a total area of 719.88 square meters, which were previously kept mortgaged with the Jaipur Development Authority (JDA), have now been released by the JDA as per the Mortgage Free Letter dated April 21, 2025. • The Open Area of the Project is 2621.05 sq. meters, comprising Park (385.22 sq. meters), STP (50.00 sq. meters), Mobile Tower (10.00 sq. meters), and Road (2175.83 sq. meters). • The Project's land area as per the land chain documents was documented as 8000.00 sq. meters. The promoter applied for approval of the layout plan based on this specified area. However, upon verification on-site, the actual available area was found to be 7704.40 sq. meters. Consequently, the final layout plan was adjusted and approved based on this verified area, resulting in 295.60 sq. meters being the area of land that was lost. This is why we refer to 8000.00 sq. meters as the 'Total Area of Project' and 7704.40 sq. meters as the 'Phase Area'.

Shown in sq m. The filing records square metres; the sq-ft view is a straight conversion. The declared inventory as registered — how many of each size exist, not how many are still unsold (this state's filing carries no booking count).

₹7.99 Cr declared to build 34 plots. What that works out to:
This is what the promoter filed it costs to build — land plus construction, at registration — not a sale price. The gap to an asking price is their margin, taxes and anything the filing doesn’t carry.
Planning authority
RAJ-RERA · Approved building planThe promised possession date (24 Dec 2025) has passed. This record can’t confirm whether the project was completed — that sign-off is the occupancy certificate, below.
A sanctioned plan is the government’s approval to build. It is not proof the project was built to that plan. That sign-off is the Occupancy Certificate (OC) — issued by the planning authority, the same body that approved the plan, not by RERA— and it isn’t in this record. Ask the builder for it, or check with the authority. Without an OC, banks may decline home loans, and any deviation from the sanctioned plan carries penalty or demolition risk.
What this record cannot tell you
- Build quality — no filing records how well it was actually built.
- Private disputes — only complaints escalated to the authority appear here.
- What it will be worth — the record is the past; it does not price the future.
- Construction progress — RAJ-RERA does not publish quarterly progress reports. How far along it actually is cannot be read here.
- Complaints — RAJ-RERA does not publish a complaints register. This read cannot speak to them either way.
