- “QUEENS ESTATE” is a township scheme for plotted development approved under the provisions of the Rajasthan Township Policy 2010. As per the Approved Layout plan, 12.5% plots bearing no. 01, 06, 13 & Informal Commercial plot total admeasuring 1702.73 sq. mtr. are mortgage to JDA for Internal Development in the scheme. We have mentioned all 12.5% mortgage plots in the tab "Proposed But Not Sanctioned Number Of Apartments / Plots". We have included Park area (888.18 Sq. Mtr.), SWM area (50 Sq. Mtr.), Mobile Tower area (20 sq. mtr.) & Road area (5049.16 Sq. Mtr.) in the calculation of Open Area. As per the approved Layout Plan, Road area for entry (575 Sq. Mtr.) has been surrendered, so that promoter has not included this area in Phase Area as well as open area. As per condition no. 6 which was mentioned in the approved map, informal commercial plot and plot no. 01 are situated in the limit of 100 mtr. from Defense Establishment/Installations. So we have mentioned these two plots in "Proposed But Not Sanctioned Number Of Apartments / Plots" tab and these plots have mortgaged to JDA also, so we have mentioned these plots in Mortgage filed in the online application under allottee details. Similarly plot number 1 to 22 & informal commercial i.e. all the plots came in the limit of 500 mtr. From Defense Establishment/Installations then allottee shall obtain NOC from Defense Establishment/Installations before the construction of above 4 floors. We shall intimate to all the allottees in this regard & we will also mention this fact in the sale deed/patta executed with the prospective buyer for these plot numbers.
