1.Since our Project is plotted development type therefore there is no requirement of structural engineer and accordingly details have not been Provided .In the said sanctioned Lay Out from UIT Kota (Plotted development) in totally there are 51 Plots , 04 SP special Provision Plots as depicted on sanction Lay Out where in among this 4 SP . 30 mtrs from the front has been left as plantation belt and thereafter the remaining Area is left as Plot no SP-1= 178.185 SQMT , SP-2=203.02 SQMT , SP-3=211.29 SQMT , SP-4=105.397 SQMT. We can sale the same SP(Plots) and can be considered as part of plotted scheme. And apart from this there are 5 informal commercial shops measuring 7.432 SQMT each. 2. Plot No.SP-1, SP-2, SP-3 and SP-4 are being kept as mortgage by the U.I.T. Kota against the internal development work. As and when internal development work is completed by us, these plots shall be released by Kota, U.I.T.

The occupancy certificate — the proof that isn’t here

A sanctioned plan is the government’s approval to build. It is not proof the project was built to that plan. That sign-off is the Occupancy Certificate (OC) — issued by the planning authority, the same body that approved the plan, not by RERA— and it isn’t in this record. Ask the builder for it, or check with the authority. Without an OC, banks may decline home loans, and any deviation from the sanctioned plan carries penalty or demolition risk.
