“Times Estate Phase - II” is a township scheme for plotted development approved under the provisions of the Rajasthan Township Policy 2010. As per the Approved Layout plan, 12.5% plots bearing no. B-17, B-18, B-20, B-25, B-26 & B-44 are mortgage to JDA for Internal Development in the scheme. Khatedar Commercial plots bearing no. KC-01 to KC-13 shall be released by JDA after development of all the Zonal Roads. JDA Commercial plots bearing JC-01, JC-02 & JC-03 shall be sold by JDA and not by the Promoter. Plots bearing B-03, B-04, B-05, B-40, B-41, B-49, KC-03 & KC-04 shall be released by JDA after shifting of L.T. line & Electric EP line. We have mentioned all 12.5% mortgage plots, JDA Commercial plots and L.T. & Electric EP lines affected plots in the tab "Proposed But Not Sanctioned Number Of Apartments / Plots". The JDA Commercial area i.e. 915.71 sq. mtr. has been included in total Salable area. We have included Park area (653.98 Sq. Mtr.), SWM area (50 sq. mtr.), Mobile Tower area (20 sq. mtr.), Road area (4256.80 Sq. Mtr.) and Sector Road (3360.47 sq. mtr.) in the calculation of Open Area. As per the approved layout plan, 283 sq. mtr. area shown as future extension. Promoter will develop this area after purchasing the adjoining land in future and shall update on RERA web-portal after getting approval from competent authority.
