This is a new project and is proposed to be developed in Jodhpur. As per the guidelines of CMJAY 2015 in UDH notification dated 3rd April 2017, the timeline of completion of EWS/LIG component of the projects proposed under the provisions Clause 4A in General Conditions are within time limits stipulated in the above said notification OR time taken by any Government Agency in issuing required certificate/approval will be deducted from the total construction period. Promoter reserves the right to develop more flats based on the incentive FAR available and extension / sanction and approvals for higher floors or more number of units, whichever is applicable and as per guidelines / rules in this regard on this land. This project is approved by empanelled architect under provision 3A of CMJAY 2015. As per UDH circular dated: 28th June 2016 and 4th Oct 2017, and the application was done in JDA (Jodhpur), and the process of 90A is not essential, as the land use in Master Plan is for residential purposes. The total plot area of land is 44,515.35 sq. mtrs, out of which we have proposed the plot of 27,310.14 sq. mtrs for CMJAY 2015 and for their required set back area. We have also shown the adjoining open area land admeasuring 17,648.70 sq. mtrs. In future, if there is a good response to the scheme, then we shall be able to use the same land for expansion of the project and/or otherwise we shall utilize the balance land for other purposes. Hence, just for the sake of transparency, we have bifurcated the plot uses and open vacant land. All the sanction drawings are uploaded in approved plans. If any uploaded PDF file compressed contents are not readable, hard copies of the same are submitted, hence please refer the hard copies. Common facilities drawings shall be uploaded in quarterly updation. 2. The project status has been changed on 27 Jan, 2021 from "New Project" to "On-going Project" as per the email received from RERA on 27 Jan, 2021.

Builder’s track record
RAJ-RERA · Promoter registrationAmar Adeshwar Infrastructure
Build cost is what the promoter declared it costs to build — land plus construction, at registration. It gives a sense of how big a builder this is — not a price you pay, not build quality, and not whether they finish on time.
Every project Horizon has read from this promoter, oldest first on the timeline. Dates are the project’s start (where filed) and target-completion dates on the RERA filing; delivery isn’t reported here.

₹61.38 Cr declared. What that works out to:
This is what the promoter filed it costs to build — land plus construction, at registration — not a sale price. The gap to an asking price is their margin, taxes and anything the filing doesn’t carry.
Planning authority
RAJ-RERA · Approved building planThe promised possession date (23 Feb 2020) has passed. This record can’t confirm whether the project was completed — that sign-off is the occupancy certificate, below.
A sanctioned plan is the government’s approval to build. It is not proof the project was built to that plan. That sign-off is the Occupancy Certificate (OC) — issued by the planning authority, the same body that approved the plan, not by RERA— and it isn’t in this record. Ask the builder for it, or check with the authority. Without an OC, banks may decline home loans, and any deviation from the sanctioned plan carries penalty or demolition risk.
What this record cannot tell you
- Build quality — no filing records how well it was actually built.
- Private disputes — only complaints escalated to the authority appear here.
- What it will be worth — the record is the past; it does not price the future.
- Construction progress — RAJ-RERA does not publish quarterly progress reports. How far along it actually is cannot be read here.
- Complaints — RAJ-RERA does not publish a complaints register. This read cannot speak to them either way.
