- The promoter is developing villas on individual plots therefore the same was not required to get it approved from the concerned authority i.e. JDA, as the area of all individual plots are less then 250 sq. mtr. and the same has been uploaded under signed and sealed with COA registered architect Mr. Peeyush Jain (CA/98/22471). Due to large no of documents (2073 pages) we have scanned the documents to our best abilities and uploaded the land documents in the following tabs due to size of the files 1. Copy of Legal title report for project land, 2. Copy of layout approval and building plan approval, 3. Other approvals as may be required and obtained for the project, 4. Location with demarcation (map/plan) and 5. Copy of approved site plan with other documents relevant for the above Tab. For any further clarity, may kindly peruse the hard copy of the same. Further, on Plot No. C-142 promoter shall install Transformer, on plot no. C-181 promoter is proposing Temple Facility, on Plot No. C-182, C-182A on both plot promoter is proposing Club Facility, & Plot No. C-154 and C-192 are not for sale as promoter is not developing any villa and the same shall be used for any other facility if required in the future. Out of 70 Plots, 10 Plots were registered under UDB Villa Grande Phase -1 having RERA Reg No. RAJ/P/2020/1413, 53 Plots are considering for Registration for the above mentioned project in UDB Villa Grande Phase -2 , 6 Plots No. C-165A, C-166A, C-166, C-177, C-178 & C-178A are Exempted from registration as the lease deed of the same has been issued before 01.05.2017 and the same has been sold before said date (copy of the lease deed and subdivided letter has been submitted in the hard copy) and on One Plot C-142 promoter is proposing Transformer installation rather than constructing Villa on the plot.
