Overall % complete as filed with GujRERA, taken as the slowest of the project's blocks — a snapshot, not a live tracker. Where a BU permission is on record (section 04), that is the firmer completion signal.

Build cost is what the promoter declared it costs to build — land plus construction, at registration. It gives a sense of how big a builder this is — not a price you pay, not build quality, and not whether they finish on time.

Counts are how many of this builder’s projects on Horizon’s record were approved by each body — a footprint, not a ranking of the authorities.

Every project Horizon has read from this promoter, oldest first on the timeline. Dates are the project’s start (where filed) and target-completion dates on the RERA filing; delivery isn’t reported here.

Price analysisdeclared build cost — not a sale price

₹19.04 Cr declared to build 122 flats. What that works out to:

₹6.24 Lakh – ₹47.24 Lakhdeclared unit pricerange on the filing — not a live asking price
₹15.61 Lakhdeclared cost per flatall-in — land + construction
13%of the cost is land₹469/sq ft of land

This is what the promoter filed it costs to build — land plus construction, at registration — not a sale price. The gap to an asking price is their margin, taxes and anything the filing doesn’t carry.

Planning authority

GujRERA · Approved building plan

Umargam Area Development Authority

Urban Development Authority
Building Permitapproved 10 Apr 2019 · 7 yrs ago

The promised possession date (30 Sep 2023) has passed. This record can’t confirm whether the project was completed — that sign-off is the occupancy certificate, below.

The occupancy certificate — the proof that isn’t here

A sanctioned plan is the government’s approval to build. It is not proof the project was built to that plan. That sign-off is the Occupancy Certificate (OC) — issued by the planning authority, the same body that approved the plan, not by RERA— and it isn’t in this record. Ask the builder for it, or check with the authority. Without an OC, banks may decline home loans, and any deviation from the sanctioned plan carries penalty or demolition risk.

The approving body, at scale

Urban Development Authority

A regional urban-development authority (AUDA, SUDA, a city UDA). It has approved 5,294 RERA projects across 25 talukas about 1 in 3 in Gujarat.

Volume is context, not a verdict — a busier authority is not a safer project. And this counts RERA-registered projects on Horizon’s record, not all construction.

What this record cannot tell you

  • Build quality — no filing records how well it was actually built.
  • Private disputes — only complaints escalated to the authority appear here.
  • What it will be worth — the record is the past; it does not price the future.
  • Complaints — GujRERA does not publish a complaints register. This read cannot speak to them either way.
