Flats, plots or shops — what India actually registers
The mix between apartment projects, plotted layouts and commercial development varies sharply by state, and the register records which is which.
“Real estate” covers three quite different businesses: building apartments, subdividing land into plots, and putting up commercial space. They have different buyers, different risks and different timelines, and a national conversation that treats them as one thing misses most of what is happening.
Every RERA filing declares which it is. This counts the mix, state by state.

How this was counted
- Each record's declared project type is read and grouped into plotted, commercial, or residential-building, using the type terms the filings themselves carry.
- Records whose type the state does not publish are counted separately as unstated rather than assigned to a group.
- Percentages are of the records in that state that declared a type.
What it does not show
- Type terms vary between registers, and a mixed-use project is filed under whichever single type the promoter chose. The grouping is therefore approximate at the edges.
- This counts registrations, not floor area, units or value. A state with many small plotted layouts and one very large township registers as mostly plotted.
- A larger share of any type is a description of a market, not a judgement about it.
