Description
There are 36 apartments and 3 stores in the project. We have not associated/linked the stores with apartment and accordingly mentioned the stores details separately under the tab named as ‘Building Details’ due to which there were a discrepancy in the total number of units mentioned in the tab named as ‘Land details of registering project’ and ‘Building Details’. To remove the same, we have mentioned the total number of units as 39. It is to clarify that there are 36 apartments and 3 stores in the project. Further, it is to mention that we will sell the stores along with the units only, to the allottees of the project only. We will not sell the stores separately. We have not yet decided that which store will be sold with which unit number. The said stores will be sold as per the requirement and demand of the allottees.

Price analysisdeclared build cost — not a sale price

₹17.21 Cr declared to build 39 flats. What that works out to:

₹44.14 Lakhdeclared cost per flatall-in — land + construction
₹2,718/sq ftof built-up area₹29,254/sq m
36%of the cost is land₹4,920/sq ft of land

This is what the promoter filed it costs to build — land plus construction, at registration — not a sale price. The gap to an asking price is their margin, taxes and anything the filing doesn’t carry.

Planning authority

RAJ-RERA · Approved building plan

The occupancy certificate — the proof that isn’t here

A sanctioned plan is the government’s approval to build. It is not proof the project was built to that plan. That sign-off is the Occupancy Certificate (OC) — issued by the planning authority, the same body that approved the plan, not by RERA— and it isn’t in this record. Ask the builder for it, or check with the authority. Without an OC, banks may decline home loans, and any deviation from the sanctioned plan carries penalty or demolition risk.

What this record cannot tell you

  • Build quality — no filing records how well it was actually built.
  • Private disputes — only complaints escalated to the authority appear here.
  • What it will be worth — the record is the past; it does not price the future.
  • Construction progress — RAJ-RERA does not publish quarterly progress reports. How far along it actually is cannot be read here.
  • Complaints — RAJ-RERA does not publish a complaints register. This read cannot speak to them either way.
